TWT Town Hall Meeting ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
The Woodlands Township Board of Directors
will hold a Town Hall Meeting from 7 to
9 p.m. on Wednesday, January 27, 2010
at The Woodlands Waterway Marriott Hotel
and Convention Center. The meeting is
open to the public, and residents and
businesses are encouraged to attend.
"The Woodlands Township Town Hall
Meeting will address 2010 initiatives
and allow residents and businesses the
opportunity to provide feedback to The
Woodlands Township Board of Directors,"
said Chairman of the Board Nelda Blair.
Free parking for the meeting will be available
at the Town Center Garage at The Cynthia
Woods Mitchell Pavilion. The fourth floor
of the garage is connected via skywalk
to The Woodlands Waterway Marriott Hotel
and Convention Center. The meeting will
begin promptly at 7 p.m. and will conclude
by 9 p.m.

Fundraiser
for Manny Bekiri

Crush Wine Lounge will be hosting a Fundraiser
on Sunday Jan.31st 2pm-10pm for Manny Bekiri
of Brother's Pizza who was a victim
of a violent crime in The Woodlands a
few weeks ago and needs help with medical expenses.
He has a long way to go for complete recovery,

Grogan's
Mill Village Real Estate Outlook
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Overall, The Woodlands is one of the best
real estate markets in the nation. The
market in Grogan's Mill has been relatively
strong in terms of average selling price, which
has increased 7% between December 2007 and 2009.
The market is showing some softness in the fact
that the average time on market has increased
from 49 days to 65 days (as compared with 6
months for the Houston area and 7 month nationally)
in the same period. This is due to an increase
in the number of homes being offered for sale.
Kayelin Wright's interpretation of the
longer time-on-market trend is that buyers
trying to take advantage of the first time buyer
tax credit had a deadline of the end of Nov....before
the president extended this program. It's
likely that buyers may have set a goal to contract
and set closings for end of October so they
were certain to secure this tax benefit.
In the overall home sales data for The Woodlands,
the $100,000 - 300,000 range was very strong
and generally sold quicker at an average of
3 months which reduces the supply in lower priced
homes while the higher priced homes were still
on the market for sale. The higher end
market has been more saturated and tips the
scales for a higher average list price, time
on market and months of inventory.

It has been reported that Exxon has purchased
several hundred acres immediately south of Spring
Creek and west of I-45 (where the Parrot stand
is) and they will build an office complex over
the next four years for 10-12,000 employees. This
should increase our home values.
2010 Community Elections
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
The Woodlands Township is gearing up for
the 2010 RDRC and Village Election. Mark your
calendars for Election Day, Saturday, February
20, 2010. Filing ended Thursday, January 21,
2010 at 5 p.m.
There has been considerable interest in the
GMVA elections with fifteen people filing for
eight positions. We will try to update
you on the candidates and their platforms.
Voting for the Residential Design Review
Committees and Village Associations will take
place at The Woodlands Township Service Center,
2201 Lake Woodlands Drive. Convenience
voting will be Monday, February 15, through
Friday, February 19, from 9 a.m. to 5 p.m.
On Election Day, Saturday, February 20, polls
will be open from 8 a.m. to 6 p.m. For

Protecting Personal Safety: some suggestions
to consider after recent incidents in our
community
At the GMVA meeting held on January 18th,
Steve Sumner, Director of Law Enforcement for
the Township suggested that if you suspect you
are being followed in a car you first may want
to make some U-turns maneuvers to try
and lose the following vehicle. The
best thing to do is drive to the nearest police
or fire station or other heavily trafficked
area. He also suggested using common
sense when making business bank deposits.
If possible have at least two people go
to the bank and have the money bag
hidden inside some other insignificant looking
bag.
Road
Updates
~~~~~~~~~~
Woodlands Parkway eastbound will be open
before mid-February.
The cable work is finished on the Woodlands
Parkway westbound portion of the road and
full construction should start. Work
will be completed in 4-6 months.
Research Forest Drive widening should be
started this year but a final schedule is
not available.
The contract to expand the Park & Ride in
Sterling Ridge from 200 to 1,200 vehicles
should be issued soon.
GMVA Represented at Arbor Day
Celebration

Saturday, January 23, at Rob Fleming Park for
the Arbor Day Celebration. They were happy
to visit with participants and distribute information
about the upcoming Spring 2010 season of the Farmer's
Market.
